Built Since 1990, Tested by Red Rock Wind — Your Summerlin Roofing Company

Your village went up sometime between 1990 and last year, and its roof has faced the Spring Mountains ever since. Wind rolling off Red Rock lifts ridge tile, and the summer sun finishes what the wind starts. Fortitude Roofing covers Summerlin from our Las Vegas base, minutes east on the 215 and Summerlin Parkway. We repair, replace, and maintain roofs in every village.

Summerlin Sits on the Windy Side of the Valley

Howard Hughes bought this 30,000-acre stretch of the valley's western rim in 1952, and it stayed empty for nearly four decades. Building finally started in 1990, at the foot of the Spring Mountains. That is why a Summerlin roof lives a different life from one in the east valley.

Damaged roof tile with debris

Perched Against Red Rock Canyon

The community covers nearly 36 square miles between the 215 beltway and Red Rock Canyon National Conservation Area. Newer villages like Kestrel sit above 3,000 feet, well above the valley floor. Homes here are pricier too, with Summerlin South's median owner-occupied value at $672,400 and 70 percent of homes owner-occupied.⁵ A tile roof on a home like that deserves more than a patch.

Gusts Are the Everyday Hazard

In 2025 the Las Vegas climate station logged 33 days with gusts of 40 mph or more.¹ Ten of those days topped 50 mph, and one hit 65 mph in late September.¹ West-facing slopes in The Vistas, The Paseos, and Summerlin West catch that wind head on. Ridge tile, hip tile, and the mortar or foam holding them are the first things to go.

Thirty-Five Years of Villages, East to West

The Hills broke ground in 1990, and The Pueblo, The Trails, The Crossing, and The Canyons followed within five years. The Arbors, Summerlin Centre, The Willows, and Red Rock Country Club arrived before 2000. The Ridges, The Vistas, The Paseos, and The Mesa filled the 2000s, and Reverence and The Cliffs are still selling. Your village's start date is a fair guess at your roof's age.

Four Summerlin Situations and the Fortitude Roofing Answer to Each

Nobody in Summerlin wakes up wanting a roofing catalogue. They wake up to a specific problem in a specific village, so this section is organised that way. Every roofing service Fortitude Roofing offers is covered below.

The Vistas, Sunday Morning, Ridge Pieces in the Pool

The 2000s villages along the western rim take the brunt of Red Rock wind. Mortar-set ridge and hip pieces let go first. Our repair crew resets what shifted, replaces what broke, and re-bonds the ridge line with fasteners rather than foam alone. We also check the felt the wind uncovered, since that is where the next leak starts.

The Hills at 35, Same Tile, Tired Felt

The Hills welcomed its first family in March 1991, and The Pueblo, The Trails, and The Crossing followed within three years. Those villages now carry three-decade-old felt under tile that still looks new. A lift-and-relay puts fresh underlayment, battens, and bird stops under the original tile. The street looks the same and the roof is new.

An Estate Above The Ridges With Four Roof Systems on One House

Homes in The Ridges, Red Rock Country Club, and The Summit rarely have one roof system. Clay barrel tile meets standing-seam metal, parapet walls, and low-slope decks. We own every transition between them, which is where estate roofs fail. The full menu of tile, metal, and low-slope residential roofing sits on that page.

Downtown Summerlin After Ten Years of Sun

Downtown Summerlin's 106 acres opened in October 2014, and its first roofs are now a decade old. Add the Canyons Center and Covington Cross business parks and Summerlin Hospital's 40-acre campus. That is a lot of TPO and built-up roofing. We recover, coat, and repair those systems around tenant hours. Details are on the commercial roofing page.

How Fortitude Roofing Works Inside Summerlin's Villages

Summerlin has been building since The Hills broke ground in 1990. It has rules and habits most of the valley does not. A roofer who ignores them costs you time with the gate, the association, and the next wind event.

Ridge and Hip Tile Fastened for Red Rock Wind

On exposed west and south slopes we fasten ridge and hip tile mechanically rather than relying on adhesive alone. A repair that survives the next 60 mph gust is the only kind worth paying for in Summerlin.

Estate Roof Detailing in The Ridges and Red Rock Country Club

Custom roofs in the gated villages mix clay tile, flat sections, parapets, and long valleys that production homes never see. We detail every transition and flashing by hand, because that is exactly where estate roofs leak.

Quiet, Tidy Jobsites in Sun City Summerlin and Siena

Age-qualified villages have their own associations and their own expectations about noise, parking, and cleanup. We stage materials neatly, keep hours reasonable, and leave the street as we found it.

Gate, Association, and Design Submissions Handled

Guard-gated villages need crew and delivery lists in advance, and most villages review roof color and profile. We prepare the product details for your submission and coordinate access, so your role is one approval. Your part of the paperwork ends there.

Every Village, From The Hills to The Summit

Summerlin is divided into more than 20 villages spread across nearly 36 square miles. We group them by era below, because era is the best predictor of what a roof needs.

The 1990s Villages on the East Side

The Hills, The Hills South, The Pueblo, The Trails, and The Crossing started between 1990 and 1994. The Canyons, The Arbors, Summerlin Centre, and The Willows followed by 1997. These are the villages where original underlayment is aging out under intact concrete tile, and lift-and-relay work is most common. Eagle Hills, Tournament Hills, and Willow Creek add early custom homes to the mix.

The 2000s Villages Climbing West

The Gardens, The Ridges, The Vistas, Ridgebrook, The Paseos, and The Mesa opened between 2000 and 2004. Each one pushed the community further toward Red Rock. They sit higher and catch more wind than the eastern villages, so ridge and hip tile repairs dominate here. The Ridges brings estate-scale clay tile and flat sections into the picture.

Summerlin West and the Newest Villages

Reverence, The Cliffs, The Summit, Kestrel, Redpoint Square, and Grand Park are the current and recent builds, some perched above 3,000 feet. Most calls here are inspections and questions about builder-installed work. Wind exposure is the highest in the community.

Age-Qualified and Gated Communities

Sun City Summerlin, Siena, Red Rock Country Club, and The Ridges each run their own associations. Each has its own access procedures and exterior rules. We coordinate gate access and design submissions so the job runs without surprises.

We also serve the rest of the valley, including Spring Valley, Paradise, and North Las Vegas.

Summerlin Roofing Questions, Answered

These are the questions specific to Summerlin that come up on estimates. Every roof gets its own written answer, but here is the general picture.

What type of roof is most common in Summerlin?

Concrete tile dominates the production villages built from 1990 onward. Custom villages like The Ridges add clay tile, metal, and flat sections. Newer contemporary designs lean further toward flat and low-slope roofing.

Do I need HOA approval to replace my roof in Summerlin?

Most Summerlin villages sit under a community association, and many also have a village HOA that reviews exterior changes. Check your village guidelines before choosing a tile color or profile, and we will supply the product details for your submission.

Can you match the tile color on my village's other homes?

Usually, yes. Concrete tile fades over 20 years, so we match the weathered color on your street rather than the original catalog swatch. When an exact match is impossible, we relay your existing tile and keep new pieces on the less visible slopes.

Does wind really damage tile roofs in Summerlin?

It does, and it is the most common reason we are called out here. The Las Vegas station recorded 33 days with gusts of 40 mph or more in 2025, and ten days over 50 mph. Ridge and hip tiles on west-facing slopes are the first pieces to lift. Our storm and leak repair page shows how we put them right.

Is my Summerlin home in Las Vegas or Clark County, and does it matter?

Most of Summerlin sits inside Las Vegas city limits, while Summerlin South is unincorporated Clark County. That decides which building department handles your roofing permit, and we confirm the jurisdiction for your address before any paperwork is filed.

Do you work inside guard-gated villages like The Ridges?

We do. Gated villages need advance notice for crews and deliveries, and we handle that coordination with the gate and the association. Your part is a single approval, not a week of phone calls.
